Regent Park Block 17 North is a key part of phase 3 of Regent Park’s revitalization scheme. This block is located south of Oak St, north of Dundas St, west of River St, and east of Tubman Ave. This midrise building consists entirely of affordable rental units for TCHC tenants. The design brief emphasized multi-storey units marketed towards families, with a focus on units having a strong at-grade relationship with the street. A high level of design will be met through rigorous reviews internally with TCHC and the project team as well as periodic presentations to the TCHC design review panel. The project will meet Tier 2 of Toronto Green Standards. We are also working on Block 16 North, directly to the west.
Streetscape design is fully coordinated with Regent Park’s urban design guidelines. Units will front onto raised porches edged with wood slat screens that are permeable to street activity beyond, while maintaining adequate privacy. Allotment gardens are provided on the roof. A central courtyard at-grade consists of decking for flexible programming, picnic tables on granular, a mature feature tree in the middle, and an intimate children’s/family play area. The courtyard is bordered with planting that provides year-round aesthetic interest as well as a sufficient buffer between common areas and units’ rear terraces. Courtyard fences are custom-designed with the opportunity to showcase the work of local artists, as well as provide an animated backdrop to the laneway that traverses south of the block.
